You have turned in your short sale documents, what’s next?

As we have previously discussed,  we at 2ShortSaleGuys will not put your home in the listing service until we have all the short sale documents we need to facilitate the short sale transaction.  Once we receive all the short sale documents needed, we review those short sale documents to ensure they have been fully filled out appropriately and that you have given us the correct supporting short sale documents we need, such as bank statements, tax returns, pay check stubs.

After we have all short sale documents verified, we will begin to process the short sale with the mortgage lender as well as place your home on the market.  One of the reasons that 2ShortSaleGuys are so successful is that we have systems in place and make sure those systems are followed.  Melanie, our Short Sale Facilitation Assistant has a checklist and verifies the documents.  She typically contacts that sellers for updated or missing short sale documents.

The next critical step in the short sale process is making sure that we price the property appropriately.  This is the single most important step to selling your home as a short sale.  Both Bill Bythewood and I  individually price the home and then collaborate on our findings in order to most accurately price the home.  We will look at the active listings that match your home but very little weight is given to active listings.  Next, we pull the homes that are currently under contract to see what is under contract waiting to be sold, again, very little weight is given to these listing because although they are under contract we don’t know what they will be selling for.  Lastly, we pull the sold comparables that have sold in the last six months, greatest weight is given to these because the variables are known and these are the best for measuring how much your home will sell for.

Once we have determined the price for your property, I then begin inputting the home into the listing service.  We have an average of 46 marketing days until we have a contract on the home.  This is because we systematically price the home as well as have procedures in place for price reductions.

Is customer service really important?

My partner Bill Bythewood and I went to lunch at a Pizza place yesterday by our office in Winder, Georgia.  As we sat down and ordered our waitress’ customer service was awesome, quickly got our drinks and took our order.  That’s where the customer service stopped.  After about 30 minutes of waiting for our food, Bill asked the waitress what the holdup was, there was only eleven people in the restaurant.  She quickly became very defensive and stated that we needed to be patient because the chef was preparing our food fresh and cooking a pizza takes longer than cooking a nice steak.  Another 15 minutes went by and we still had no food.   We asked the waitress for our check so that we could pay for Bill’s salad that he had eaten so that we could leave because at this point we had been there 50 minutes.  That’s not the way you want to be remembered for customer service and in this case, I “checked in” on Facebook and told all 3000 of my friends how my service was at this establishment.
In real estate, we have the tendency to be the same way.  We want the listings or buyers so we start out over the top with customer service, immediately calling, emailing or texting the customers back.  Then as the process moves forward or you are under contract, the agents tend to be less responsive to the CUSTOMER.  Not at 2ShortSaleGuys, we want to “WOW” our clients from beginning to end so that they are proud to get on Facebook and tell how great we were instead of how horrible our customer service was.  We have a saying that we hold ourselves too and that is “It doesn’t matter what Keith Howell (Our mortgage lender, who is fabulous) does, it doesn’t matter what Hank Spinnler (Our home inspector that we highly recommend) does, or even Robin Wyatt (Our attorney that closes all of our short sales) does, at the end of the day, it’s 2ShortSaleGuys name on the line.”  It doesn’t matter if we do our job 110%, if one of our preferred partners messes up, it’s still our name and our customer service.  So we attempt at all costs to maintain great customer service, only recommend the highest quality of service providers so that we can make a lasting impression and be your Realtors® for life.

Why do Short Sale Listing Realtors take so long to list your home?

Most experienced Short Sale Listing Realtors ® facilitate the short sale process themselves.  There are a number of reasons but the main reason that 2ShortSaleGuys does it this way is so that we can close the transaction as fast as possible.
At 2ShortSaleGuys, our average days on market from listing to closing is 111 days.  It takes us on average 46 days to get an offer and then another 54 days to get approval of the short sale itself.  The purpose for us to get the package up front is that a lot of the banks are going to the Equator system to process the Short Sale Listing Online.  When using this system, the Short Sale Listing Realtor has timelines that they have to follow or the Short Sale process will be declined and the Short Sale Listing Realtor will have to start over.  Typically when a negotiator asks for a particular document, they give the Short Sale Listing Realtor 48 hours to get it back to them.  This doesn’t leave much time for the Realtor to call the homeowner, ask for the document, wait for the homeowner to get the document, let them go find a fax machine to get it to the Realtor.  At that point, the Realtor has to get it back into the Equator System for review.
We have made it a policy that we will not put any Short Sale Listing into the multiple listing services until all documents have been submitted to us.  We have found that when we get the Seller to do the work upfront, it makes for an easier Short Sale Listing Transaction once we have an offer in hand.
