Multiple Offers - Is that a good thing or a bad thing?

These days as listing agents we are seeing more and more of our listings with multiple offers.  With the market in a constant shift, we are seeing less foreclosure inventory and more short sale inventory.   With the less inventory, when a nice home comes on the market, alot of people begin looking at them.  

This week alone we listed three houses and all three went under contract and one of them has multiple offers.  How we handle mulitple offers may differ from some Realtors, however, it's usually pretty uniform among everyone.  At the point that we receive more than one offer before the seller signs agreeing to the first offer we will then hold the first offer and notify all parties that we are in a multiple  offer situation.  We will then send an announcement for the buyer's highest and best bid and give a date and time specific that we are going to make a decision after we present all offers to the seller.
  
With 2ShortSaleGuys, when we recieve a multiple offer, we will only move forward with one offer.  Short Sales are hard enough with one offer, no need for us to over complicate the simple by adding multiple offers.  Once the seller chooses which offer they are going to accept we will then notify the other parties that the seller has accepted another offer and ask if they would like their offer considered as a backup offer should this offer fail.  At that time we will then submit the offer to the mortgage lender for short sale approval.

Doing it this way, we have found that it is the most fair way to handle it.  In multiple offer situations, you will never make all parties happy. But keeping a fair and consistent process will get out that you are a fair but firm Realtor and you will continue to get offers even though people are going to know you have multiple offers.

How to List a home and Sell it before it's even listed!!!

At 2ShortSaleGuys, we love taking homes to the closing table.  For us, it's helping a homeowner prevent foreclosure and helping the buyer get a great deal without the hassle of having to fix up the foreclosure that they would have bought otherwise.  As Gary Keller says, it has to be "Win-Win, or no deal".  

Yesterday, we had the opportunity to list a home as a short sale in a neighborhood in Bethlehem, Georgia.  This particular property was in a subdivision that 2ShortSaleGuys had already listed two properties.  In this market today, we have figured out that it's all about pricing.  If you want the property to sale, it must be priced right from the beginning.  The other two properties that we had listed in this neighborhood went to multiple offer situations.

So when we got this third home in the neighborhood yesterday, I went back to the first two homes and determined that this one particular buyer had tried to buy both other properties.  I called his buyer's agent and determined that he hadn't purchased a home yet.  I then let the buyer's agent know of this new listing.  I gave the buyer's agent a timeline that I was going to put the home active at 4:00pm into the listing service.  He immediately called his buyer, whom left work right away to go view the property.  

Six hours into this listing and it had a full price offer.  It was actually $5,000 higher than the other two properties already sold, thus assisting in raising the property values of the neighborhood.  

I tell this story certainly not to brag, but to help educate younger agents and buyer.  I you must always know your market, think outside the box and if you do, you have the potential to be very successful.  Sure, I know that we could have listed the home and it would have sold on it's own merit, however, why let it sit there it doesn't have to.  The other part to that is, always be courteous to other agents, we could have been rude or short with this agent in the other two transactions and when we called yesterday he would have been like okay, go sale it.  But, do the the fact that we acted in a cordial and professional manner during the other two multiple offer situations, he was gracious that we thought of him before listing the property.  It just creates more relationships and in our business, relationships equal referrals which equal closings and income.
