At 2ShortSaleGuys, we love taking homes to the closing table. For us, it's helping a homeowner prevent foreclosure and helping the buyer get a great deal without the hassle of having to fix up the foreclosure that they would have bought otherwise. Yesterday, we had the opportunity to list a home as a short sale in a neighborhood in Bethlehem, Georgia. This particular property was in a subdivision that 2ShortSaleGuys had already listed two properties. In this market today, we have figured out that it's all about pricing. If you want the property to sale, it must be priced right from the beginning. The other two properties that we had listed in this neighborhood went to multiple offer situations.
So when we got this third home in the neighborhood yesterday, I went back to the first two homes and determined that this one particular buyer had tried to buy both other properties. I called his buyer's agent and determined that he hadn't purchased a home yet. I then let the buyer's agent know of this new listing. I gave the buyer's agent a timeline that I was going to put the home active at 4:00pm into the listing service. He immediately called his buyer, whom left work right away to go view the property.
Six hours into this listing and it had a full price offer. It was actually $5,000 higher than the other two properties already sold, thus assisting in raising the property values of the neighborhood.
I tell this story certainly not to brag, but to help educate younger agents and buyer. I you must always know your market, think outside the box and if you do, you have the potential to be very successful. Sure, I know that we could have listed the home and it would have sold on it's own merit, however, why let it sit there it doesn't have to. The other part to that is, always be courteous to other agents, we could have been rude or short with this agent in the other two transactions and when we called yesterday he would have been like okay, go sale it. But, do the the fact that we acted in a cordial and professional manner during the other two multiple offer situations, he was gracious that we thought of him before listing the property. It just creates more relationships and in our business, relationships equal referrals which equal closings and income.
